Hey? There was an older couple who came into see the Water show that is up now, last Friday. Long story short, I had a lot happening right before the show and in the first 30 minutes of me being there. The gentleman asked me about events and I directed him to our website. He said he saw us on your site… I asked him to wait just a sec and I would be with him shortly to make sure I was clear with him - he seemed to not grasp what I was saying at the time. They left before I had a chance to answer more of his questions. I felt horrible. If you ever find out who that was - please tell them to come see me again and I will not be so stressed!
THANKS so much!!!!

It was interesting to read.
Earlier, I had read your Carefree Truth issue about the same matter. It was as though I was reading about two different events. Much as I like R-35 type developments, I think that we need to have greater population in Town, if for no other reason than to obtain a smidgen more in tax revenues that are based on population and spending. At the same time, we cannot keep taking acres and acres of virgin lands and building homes that people can no longer afford.
It takes a great deal of money to run new water and sewer lines into virgin lands, and that all goes to increase the price of the development, and consequently, the price that developers must pass along to customers. We can see that if you drive down Cave Creek Road, near Rancho Palomar, where they are having to build 2-storey homes to get the decent square footage on a smaller site. I have often thought about the ‘infill’ situation, not only in Carefree, but across the state. We have one lot that is undeveloped in Canyon Creek Estates, yes, they are paying the HOA dues, but they are not paying any water or sewer costs since they haven’t built anything. I am sure that there are many lots in Carefree Sentinel Rock Estates. Someone built a network of roads, put in water and sewer lines that one day will connect. I do not want to change either Canyon Creek Estates, or Sentinel Rock to permit two houses where they were initially planned for one, but if there is not a market for R1-35, one house per acre, we will never sell anything. When will people understand that the market is the market and the market drives everything.

I nearly threw up when I read Lyn Hitchon’s Carefree Truth account of a money-grubbing developer proposing to cram 118 houses into a 40-acre site in Carefree. My wife, Anna, and I moved to Carefree thirteen years ago. We could have lived anywhere we wanted. Like many other Carefree residents, we chose Carefree because of its stunning natural beauty, the peace and quiet, the dark skies at night, the lack of congestion, the personal safety, and the low population density. In our thirteen years, we have felt blessed and privileged to live here.
A developer has proposed devastating a 40-acre parcel with a level of density that is completely incongruous with Carefree’s rural community. This developer cares nothing about the desert foothills, and cares nothing for the town and its residents. The primary, and only motivation is how much money can be squeezed out of this pristine desert property. The developer knew, going in, that the property was zoned for one home per acre, but arrogantly proposes that we change the zoning to permit three homes per acre. That, quite simply, is outrageous. I’m not sure why we should even consider it. I hope that our town leadership will stand firm against this assault on Carefree’s way of life.
Development is going to happen in our wonderful town, but we should be vigilant to ensure that any development is consistent with what Carefree stands for. If not, we will become Scottsdale in a few short years.

I love Carefree. One of the things that I love is that we don't have a Costco around the corner or a Harkins Cinema or a Brew House. We have plenty of places to eat and drink (OK its Cave Creek) and frankly you can get about any movie within a few months in the comfort of your own home but I'll take an ice-cream shoppe. If we wanted that lifestyle, we would have chosen Scottsdale. Please don't kill the charm of Carefree.
Eileen Crowley
(Lyn's note: Arthur's letter said that there are not the resident numbers in Carefree to attract those businesses like Costco or Harkins, in response to criticisms that businesses residents would utilize are not here. And we have plenty of great places to eat and drink in Carefree too; they are not all in Cave Creek. Herbert and I eat out regularly in Carefree restaurants. I don't go to Costco. I shop locally. I don't care for the big box stores and the chain restaurants. But, yes, a good ice cream shop would be terrific. I keep trying to get That's Amore gelato to come here, to no avail. They are family operated and have their hands full at their one location. Sigh. Our little town is terrific! You and I both love Carefree, Eileen.)
Lyn:
A really great response, which clearly reflects facts backed up with videos. I think it is terribly sad that the naysayers continue their efforts to malign the Town and the efforts to make it better. It is a little like those who deny that Trump is the President. As you will recall, I decided to run for office of Council Member in 2011 because I was tired of the bickering. I had my hopes that I would obtain enough votes so that then-Council Members Coady and Koteas would not be re-elected. Council Member Stavoe had chosen to run for Mayor. Messrs. Coady and Koteas decided not to seek re-election.
As a side note relating to the Veterans Day event; I inherited the responsibility of chairing the event following Sue Vanik, who had chaired the first two years. In my preparation for November 11, 2011, I talked to Mrs. Vanik, who shared all of her file information regarding the program, music, funding, speakers, etc. I recall calling former Council Member Koteas to request whether he could assist in funding through his contacts. My calls were not returned. On the other hand, Mrs. Vanik and her husband, with the assistant of the Carefree Kiwanis Club, provided complimentary coffee, cookies and water for those attending for the two events that I chaired. I believe that her commitment to this event continues to this day.
The second paragraph of your response undoubtedly contains the most appropriate words, that the Carefree residents (and voters) are intelligent. They are informed, and can see what’s going on. Many times during my one two-year term, I would be chatting with the Mayor and would ask him why attendance and participation at Council meetings is so low. I would ask, “is it lethargy and they don’t care what’s going on, or are they happy with the way things are going?” We never really answered that question, but, in retrospect, I believe that the majority of the residents are happy the majority of the time. Nothing is perfect, nothing will make everybody happy.
Keep up the good work, all your efforts to keep the citizenry fully informed are very helpful. By the way, while I appreciate the transcript of meetings, I find watching the videos to be more helpful since body language and vocal inflections contribute to the passion of the comments.

Excellent! I love that the “esteamed” Mr. K. crawled out of his bat cave to pronounce Carefree Truth is “fake news”.
This in light of the fake news and numerous publicity stunts Don Sorchych and company have inflicted on the good citizens of Carefree and Cave Creek over the years. Not to mention the candidates supported by the Snore-in News who were nothing more than pathetic followers of a failed “journalist” who fancied himself a kingmaker.
Thank goodness for the Carefree Truth and the Hitchons' efforts to keep the “swamp” filtered and when needed, helps to drain it.
